An LGU official was trying to interest us in a site owned by an energy company that is near our site.  He wants a sale transaction amounting to  nearly a century million (only 2 hectare) and priced at P5k/sm.  It is on the  market for the past 3 years or so - no takers

However we are not in a position to enter into a CTS but in a JPA.

And the counter attack was always that GH owned by a former senator was trying to buy their site for cash.  We told the agent to stop negotiating with us if in the conversation GH is mentioned.  Let them finish their deal and come to us if things do not turn out right. 

The property has certain disadvantages and owner is defensive maybe using all the cards up his sleeve?

1.  Its current right of way is roundabout and about 1 km plus from this site; the only feasible and attractive right of way, marketing wise is through our development;
2.   Its terrain is undulating needing huge development cost;
3.   Its Tax Dec has been changed needing huge RPT outlays annually
and does not have much bargaining power.   

At the current status of the said personality (being downgraded from RPs richest man because of SEC accounting violations and allegations in involvement in certain govt mess) we think that no deal is forthcoming, and bluffs are aplenty.   With dozens of huge developments, the tycoon would have more than enough inventories to sell for maybe the next century;   he does not need 3,000 plots for all the trouble he needs to go into

In our business, bluffs and ghosts buyers can be aplenty and you do not know the truth anymore

Kindly enlighten us sir so that maging masaya ang property owner. so that his energy project can be properly funded?
